The Board of County Commissioners of Highlands County, Florida, proposes to adopt the following by
Ordinance and Resolution:
ORDINANCE NUMBER 23-24-___
AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF HIGHLANDS COUNTY, FLORIDA, PERTAINING TO THE FUTURE LAND USE MAP OF THE HIGHLANDS COUNTY 2030 COMPREHENSIVE PLAN AND THAT PROPERTY IDENTIFIED BY THE HIGHLANDS COUNTY PROPERTY APPRAISER THROUGH PARCEL ID# C-33-34-29-080-0000-0191; PROVIDING FOR LEGISLATIVE FINDINGS AND INTENT; PROVIDING FOR AMENDMENT AND ADOPTION; PROVIDING FOR IMPLEMENTATION OF ADMINISTRATIVE ACTIONS; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR NON-CODIFICATION AND SCRIVENERS ERRORS; PROVIDING FOR CONFLICTS; PROVIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.

A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF HIGHLANDS COUNTY, FLORIDA, PERTAINING TO THE ZONING CHANGE FOR THAT PROPERTY IDENTIFIED BY THE HIGHLANDS COUNTY PROPERTY APPRAISER THROUGH PARCEL ID# C-33-34-29-080-0000-0191; PROVIDING FOR LEGISLATIVE FINDINGS AND INTENT; PROVIDING FOR APPROVAL OF ZONING CHANGE AND ZONING ATLAS AMENDMENT; PROVIDING FOR THE IMPLEMENTATION OF ADMINISTRATIVE ACTIONS; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR SCRIVENERS ERRORS; PROVIDING FOR CONFLICTS; PROVIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
A PUBLIC HEARING will be held on Amendment Number CPA-23-622SS, Ordinance 23-24-__, and Amendment Number P&Z 2137, Resolution 23-24-__, by the Highlands County Board of County Commissioners on the 17th day of October 2023, beginning at 9:00 a.m., or as soon thereafter as possible, in the County Commissioners Board Room, Highlands County Government Center Building, 600 South Commerce Avenue, Sebring, Florida. Consideration will be given to changing the Future Land Use Map and the Official Zoning Atlas within the area described in the advertisement and transmittal to the Department of Economic Opportunity. The County of Highlands will consider a change to the designated land use from High Density Residential (RH) to Commercial (C) and a change to the Official Zoning Atlas designation from Agricultural District (AU) to Business District with a Conditional Use (B-3 CU), the Conditional Use being self-storage, within the area described as follows: An approximate 3.52-acre parcel located at the northeast corner of the intersection of Youth Care Lane and Sebring Parkway, approximately 0.44 miles south of Kenilworth Boulevard, 0.59 miles north of Desoto Road and 0.76 miles northeast of US 27; the address being 1558 Sebring Pkwy, Sebring, Sebring; and legally described as follows: The south of Farm Number 19 in Lakeview Park, Section 33, Township 34 South, Range 29 East, according to the Plat thereof as recorded in Plat Book 3, Page 4 of the Public Records of Desoto County, Florida (of which Highlands County was formerly a part) and Transcript Book, Page 11, Public Records of Highlands County, Florida.
A copy of this notice is available for public inspection during regular business hours in the Office of the Clerk of the Board of County Commissioners at the Highlands County Government Center, 590 South Commerce Avenue, Sebring, Florida 33870. The proposed Ordinance and Resolution may be inspected by the public at the Highlands County Zoning Division, 501 South Commerce Avenue, Sebring, Florida 33870, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday, except holidays. All interested persons may appear and be heard at the time and place specified above. Any person who might wish to appeal any decision made by this committee/group, in public hearing or meeting is hereby advised that he or she will need a record of the proceedings, and that, for such purpose, he or she may need to ensure that a verbatim record of the proceedings is made, which record will include the testimony and evidence upon which such appeal is to be based.
