NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated March 21, 2024, and entered in Case No. CACE-23-020152 of the Circuit Court of the 17TH Judicial Circuit in and for Broward County, Florida, wherein THE BANK OF NEW YORK MELLON, F/K/A THE BANK OF NEW YORK AS SUCCESSOR IN INTEREST TO JPMORGAN CHASE BANK, N.A. AS TRUSTEE FOR NOVASTAR MORTGAGE FUNDING TRUST, SERIES 2005-4, NOVASTAR HOME EQUITY LOAN ASSET-BACKED CERTIFICATES, SERIES 2005-4, is Plaintiff and J. W. RAWLS; JAMILLAH RAWLS; CITY OF POMPANO BEACH, FLORIDA; MV REALTY PBC, LLC, are Defendants, the Office of the Clerk, Broward County Clerk of the Court will sell via online auction at www.broward.realforeclose.com at 10:00 A.M. on the 21st day of May, 2024, the following described property as set forth in said Final Judgment, to wit:
LOT 911, OF COLLIER CITY, UNRECORDED, DESCRIBED AS FOLLOWS: THE WEST 50 FEET OF THE EAST 250 FEET OF THE NORTH 1/2 OF THE SOUTH 2/5 OF THE SW 1/4 OF THE NE 1/4 OF THE SW 1/4 OF SECTION 33, TOWNSHIP 48 SOUTH, RANGE 42 EAST, TOGETHER WITH A PERPETUAL RIGHT OF INGRESS AND EGRESS, BUT NOT EXCLUSIVE, OVER THE NORTH 25 FEET THEREOF, PLUS A PERPETUAL EASEMENT OVER THE SOUTH 6 FEET THEREOF, FOR THE PURPOSE OF INSTALLING AND MAINTAINING BOTH PUBLIC AND PRIVATE FACILITIES FOR UTILITIES AND OTHER PURPOSES INCIDENT TO THE DEVELOPMENT OF THE PROPERTY, ACCORDING TO THE UNRECORDED PLAT NO. S 7 W, OF COLLIER CITY, MADE BY REFERENCE A PART HEREOF, LYING AND BEING IN BROWARD COUNTY, FLORIDA. Property Address: 2826 NW 4th Court, Pompano Beach, Florida 33069 and all fixtures and personal property located therein or thereon, which are included as security in Plaintiffs mortgage. Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
