CITY OF CORAL SPRINGS NOTICE OF PUBLIC HEARINGS The Coral Springs City Commission will hold Public Hearings at Coral Springs City Hall, Commission Chambers, located at 9500 West Sample Road, Coral Springs, Florida, on Wednesday, August 28, 2024, at 6:30 p.m. when the Commission will hear: CA24-0003 Request to hold quasi-judicial hearing and public hearing to approve petition of Miskel Backman, LLP on behalf of Costco Wholesale Corporation for Conditional Use Modification (CA17-0012) relative to Land Development Code Section 250568 (Conditional Uses) to permit the expansion of the existing service station within the Community Business (B-2) and Special Utility (SU) Zoning Districts located at 4621-4631 Coral Ridge Drive, legally described as a portion of Parcel A, Kensington Square; and authorize the City Attorneys Office to draft an order approving CA24-0003 and adopt said order. SE24-0003 Request to hold quasi-judicial hearing and public hearing to approve petition of Miskel Backman, LLP on behalf of Costco Wholesale Corporation for Special Exception Modification (SE17-0017) from Land Development Code Section 250819 (Drive-through Service Windows, Lanes, Markings and Stacking Spaces Required) relative to service station stacking for the expansion of the existing service station within the Community Business (B-2) and Special Utility (SU) Zoning Districts, located at 4621-4631 Coral Ridge Drive, legally described as a portion of Parcel A, Kensington Square; and authorize the City Attorneys Office to draft an order approving SE24-0003 and adopt said order. SE24-0004 Request to hold quasi-judicial hearing and public hearing to approve petition of Chabad of SW Coral Springs, Inc. for Special Exception Modification (Q4-SE-10) from Chapter 25 of the Land Development Code to allow a further reduction of off-street parking for a place of worship within the Community Business (B-2) Zoning District, located at 11325-11339 W. Atlantic Boulevard, legally described as a Portion of Parcel CC, also known as CC-5, Cypress Run; and authorize the City Attorneys Office to draft an order approving SE24-0004 and adopt said order. These matters are considered quasi-judicial in nature. Coral Springs Code 2 74(2)(d) - Any affected person desiring to testify at the proceeding shall complete the required forms provided in the City Clerks Office notifying the petitioner and City of their intent to appear at the proceeding to testify and cross-examine witnesses. The affected person shall indicate whether he or she is for or against the petition. The affected person must indicate how he or she qualifies as an affected person. In addition, the affected person must disclose witnesses or anyone providing sworn testimony, including consultants and expert witnesses. The required form must be completed and returned to the City Clerks Office no later than noon the day before the proceeding. Affected Persons is defined as person/persons who own, reside or operate a business within 400 feet of the subject property, as listed in the records of the county property appraiser. All affected persons will be allowed to present evidence at the Public Hearing, bring forth witnesses and cross-examine witnesses. At the Public Hearings any citizen or property owner will be given an opportunity to be heard in reference to these petitions. If a person decides to appeal any decision made with respect to these matters, they must ensure that a verbatim record of the proceedings is made.
