NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated January 16, 2025, and entered in 2024 CA 266 Div. 53 of the Circuit Court of the SEVENTH Judicial Circuit in and for Putnam County, Florida, wherein HOSEA, LLC, is the Plaintiff and MARIE VIVIANI, defendants unknown spouse, heirs, devisees, grantees, assigns, successor in interest, trustees, executors, judgment creditors, and all other parties claiming by, through, under, or against defendants or parties or claiming to have any right, title, or interest in the property described in this complaint, VITO VIVIANI, defendants unknown spouse, heirs, devisees, grantees, assigns, successor in interest, trustees, executors, judgment creditors, and all other parties claiming by, through, under, or against defendants or parties or claiming to have any right, title, or interest in the property described in this complaint, JOSEPH VIVIANI, and the unknown parties in possession, are the Defendants, Matt Reynolds, as the Clerk of the Circuit Court, will sell to the highest and best bidder for cash at https://putnam.realforeclose.com at 11:00 a.m. on February 20, 2025, the following described property as set forth in said Final Judgment, to wit:

Commence at the Southeast corner of Government Lot 1 of said Section 31 and run thence South 87 Degrees 26 Minutes West, along the South line of said Government Lot 1, a distance of 7.6 chains to a point on the East line of said lands described in Official Records Book 181, Page 377; continue thence South 87 Degrees 26 Minutes West, along the South line of said Government Lot 1, a distance of 429.00 feet to a point on the West line of those lands described in Official Records Book 323, Pages 664, 665 and 666 and said Official Records Book 181, Page 377; thence North 01 Degrees 44 Minutes 30 Seconds East, (North per Deed), along said West line of Official Records Book 181, Page 377 and Official Records Book 323, Pages 664, 665 and 666, a distance of 787.50 feet to the Point of Beginning; (1) Thence North 87 Degrees 26 Minutes East, a distance of 122.00 feet; (2) Thence North 01 Degrees 44 Minutes 30 Seconds East a distance of 82.50 feet; (3) thence South 87 Degrees 26 Minutes West a distance of 122.00 feet; (4) Thence South 01 Degrees 44 Minutes 30 Seconds West a distance of 82.50 feet to the Point of Beginning.
Together With a Tract of land described as commencing at the terminus of Call (1) above, thence South 01 Degrees 44 Minutes 30 Seconds West a distance of 7.50 feet to the Point of Beginning. (5) Continue thence South 01 Degrees 44 Minutes 30 Seconds West, a distance of 15.00 feet; (6) Thence North 87 Degrees 26 Minutes East, a distance of 122.00 feet; (7) Thence North 01 Degrees 44 Minutes 30 Seconds East, a distance of 15.00 feet; (8) thence South 87 Degrees 26 Minutes West, a distance of 122.00 feet to the Point of Beginning.
Together With a 20.00 foot ingress, egress and utility easement measured perpendicular to call (5) above and running West, the North boundary being the same as call (1) above and the South line being a prolongation of call (6) above and running West.
Together with mobile home, VIN NO. 2G610457KA and 2G610457KB, situated thereon.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
