NOTICE OF HEARING OF

LOCAL PLANNING AGENCY

Public Notice is hereby given that the Aventura City Commission acting in its capacity as the Local Planning Agency for the City of Aventura will meet in a public hearing on Thursday, February 20, 2025 at 9:00 a.m. to make a recommendation regarding the adoption of the following Resolution:

A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF AVENTURA, FLORIDA, APPROVING PURSUANT TO CHAPTER 163 FLORIDA STATUTES, A SECOND AMENDMENT, ATTACHED TO THIS RESOLUTION AS EXHIBIT "A", TO THE DEVELOPMENT AGREEMENT MADE BETWEEN GULFSTREAM PARK RACING ASSOCIATION INC. AS DEVELOPER AND THE CITY OF AVENTURA, DATED NOVEMBER 8, 2006 AND FIRST AMENDED ON DECEMBER 21, 2017, TO EXTEND THE TERM OF THE AGREEMENT TO MARCH 4, 2055, TO ALLOW FOR THE DEVELOPMENT OF 1,633 RESIDENTIAL UNITS, BUILDINGS OF 30 STORIES, NON-RESIDENTIAL DEVELOPMENT OF 150,000 SQUARE FEET OF OFFICE, 300 HOTEL ROOMS, 300,000 SQUARE FEET OF COMMERCIAL USES, A COMMERCIAL FLOOR AREA RATIO OF 2.0, A LAND USE TRADE-OFF EQUIVALENCY MATRIX SETTING A MAXIMUM TRAFFIC GENERATION LIMIT, AND THREE UNRESTRICTED ROADWAY ACCESS POINTS TO NE 213 STREET, ALL RELATING TO TWO PARCELS OF LAND TOTALING APPROXIMATELLY 26.5 ACRES AND LEGALLY DESCRIBED IN EXHIBIT "B", LOCATED ON THE NORTH SIDE OF NE 213 STREET EAST OF BISCAYNE BOULEVARD, CITY OF AVENTURA; AUTHORIZING THE CITY MANAGER TO EXECUTE THE AGREEMENT ON BEHALF OF THE CITY; PROVIDING FOR SEVERABILITY; AND PROVIDING FOR AN EFFECTIVE DATE.

The above-described Public Hearing will be held in person in the City Commission Chambers at the City of Aventura Government Center, 19200 West Country Club Drive, Aventura, Florida, 33180. The proposed Resolution may be inspected by the public at the Office of the City Clerk, 19200 West Country Club Drive, Aventura, Florida or/and online at cityofaventura.com located under the Local Planning Agency Meeting Agenda for February 20, 2025. Interested parties may provide comments on the proposed Resolution via access to the meeting or may file comments in writing prior to the hearing date by mail to the City of Aventura Community Development Department at 19200 West Country Club Drive, Aventura, Florida, 33180. If a person decides to appeal any decision made by the City Commission, with respect to any matter considered at a meeting or hearing, that person will need a record of the proceedings and, for such purpose, may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based.
