NOTICE OF PUBLIC HEARING OF THE MIAMI-DADE COUNTY BOARD OF COUNTY COMMISSIONERS ON AMENDMENTS
TO THE MIAMI-DADE COUNTY
COMPREHENSIVE DEVELOPMENT MASTER PLAN
The Miami-Dade County Board of County Commissioners (Board) will conduct a public hearing to address Application Nos. CDMP20230028, CDMP20240006, and CDMP20240007 requesting amendments to the Miami-Dade County Comprehensive Development Master Plan (CDMP). You are invited to appear and be heard with respect to the proposed amendments.

The following is a summary of each application and the full title of each ordinance to be considered at the February 20, 2025 CDMP public hearing. Applications may be modified in accordance with section 2-116.1 of the Miami-Dade County Code.
OUT OF CYCLE 2023 CONCURRENT SMALL-SCALE AMENDMENT FOR FINAL ADOPTION
Application No. CDMP20230028 (MMG Coral Way, LLC)
Size: 6.72 gross acres. Location: Northwest corner of SW 26 Street (Coral Way) and SW 144 Avenue. Requests: 1. Redesignate the application site on the Land Use Plan map from: "Low Density Residential" (2.5 to 6 dwelling units per gross acre) to "Office/Residential". 2. Add the proffered Declaration of Restrictions in the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners.
This application is being processed concurrently with zoning Application No. Z2023000508, pursuant to Section 2-116.1 of the Code of Miami-Dade County.
ORDINANCE RELATING TO MIAMI-DADE COUNTY COMPREHENSIVE DEVELOPMENT MASTER PLAN; PROVIDING DISPOSITION OF APPLICATION NO. CDMP20230028, LOCATED AT THE NORTHWEST CORNER OF SW 26 STREET/CORAL WAY AND SW 144 AVENUE, FILED BY MMG CORAL WAY, LLC., AS AN OUT-OF-CYCLE APPLICATION TO AMEND THE COUNTY'S COMPREHENSIVE DEVELOPMENT MASTER PLAN; PROVIDING SEVERABILITY, EXCLUSION FROM THE CODE, AND AN EFFECTIVE DATE
MAY 2024 CYCLE SMALL-SCALE CONCURRENT APPLICATION FOR FINAL ACTION
Application No. CDMP20240006 (278 ST Development LLC)
Size: 2.67 gross acres. Location: Southeast corner of SW 278 Street and SW 154 Avenue, on the west side of Harriet Tubman Highway (formerly Old Dixie Highway) and the South Dade Transitway. Requests: 1. Redesignate the application site on the Land Use Plan map from "Estate Density Residential" (1 to 2.5 dwelling units per gross acre) to "Medium Density Residential with One Density Increase (DI-1)" (25 to 60 dwelling units per gross acre with urban design). 2. Add the proffered Declaration of Restrictions in the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners.

CDMP20240007, LOCATED ON THE NORTH SIDE OF SW 122 STREET AND ADJACENT TO THE WEST SIDE OF THE SOUTH DADE TRANSITWAY, FILED BY SOUTH DIXIE AND 122 LLC IN THE MAY 2024 CYCLE TO AMEND THE COUNTY'S COMPREHENSIVE DEVELOPMENT MASTER PLAN; PROVIDING SEVERABILITY, EXCLUSION FROM THE CODE, AND AN EFFECTIVE DATE
MAY 2024 CYCLE SMALL-SCALE APPLICATION FOR FINAL ACTION
Application No. CDMP20240007 (South Dixie and 122 LLC)
Size: 1.72; Location: Generally located at the north side of SW 122 Street adjacent to the west side of the South Dade Transitway (Busway). Request: Release the 2015 Declaration of Restrictions recorded in Official Records Book 29644, Page 3675 through 3682 of the Public Records of Miami-Dade County and replace with a newly proffered Declaration of Restrictions.

All interested parties may be heard in accordance with the Board's Rules of Procedure.
Interested parties may:
1. view a live broadcast of the Commission meeting in the lobby of the Stephen P. Clark Center, located on the first floor;
2. speak, where permissible, in the Miami-Dade Commission Chambers located on the second floor of the Stephen P. Clark Center; members of the public will be required to register to speak on the first floor and will be escorted to the Commission Chambers at the appropriate time;
3. view a live broadcast on Miami-Dade Television;
4. view a live webcast at https://www.miamidade.gov/webcasting;
5. after the meeting, view an archived copy of the meeting at www.miamidade.gov/webcasting; or
6. if you are deaf or hard of hearing, you may join the meeting using Florida Relay Service by dialing 711 on your telephone.
