NOTICE OF INTENT TO CONSIDER DEVELOPMENT AGREEMENTPURSUANT TO FLORIDA STATUTE 163.3225, AND ARTICLE IV SECTION 8.8.1. OF THE CITY OF LAUDERHILL LAND DEVELOPMENT REGULATIONS, THE CITY COMMISSION OF LAUDERHILL HEREBY GIVES NOTICE OF ITS INTENT TO CONSIDER A DEVELOPMENT AGREEMENT BETWEEN THE CITY OF LAUDERHILL, FLORIDA AND PROPERTY OWNER, GJ LAUDERHILL, LLC. THERE WILL BE A PUBLIC MEETING TO CONSIDER THE MATTER AS FOLLOWS: BY THE CITY OF LAUDERHILL COMMUNITY REDEVELOPMENT AGENCY FOR SECOND READING ON MONDAY, APRIL 21, 2025 AT 3:30 P.M. AT THE COMMISSION CHAMBERS AT 5581 WEST OAKLAND PARK BLVD., LAUDERHILL, FLORIDA. AND ALSO TO BE CONSIDERED BY THE CITY OF LAUDERHILL CITY COMMISSION FOR SECOND READING ON MONDAY, APRIL 21, 2025 AT 3:45 P.M. AT THE COMMISSION CHAMBERS AT 5581 WEST OAKLAND PARK BLVD., LAUDERHILL, FLORIDA. The quasi-judicial portion of the agenda will include the following item for consideration and vote upon by the Community Redevelopment Agency and the City Commission: AN ORDINANCE OF THE CITY OF COMMISSION OF THE CITY LAUDERHILL APPROVING THE SECOND AMENDMENT TO THE REAL ESTATE DEVELOPMENT AGREEMENT AND ADDENDUM BETWEEN THE CITY OF LAUDERHILL AND LE PARC AT LAUDERHILL, LLC, TO CHANGE THE COMMENCEMENT OF CONSTRUCTION START DATE FROM DECEMBER 31, 2024 TO JULY 1, 2025 FOR THE DEVELOPMENT PROJECT TO BE CONSTRUCTED ON THE PROPERTY LOCATED AT 3831 NW 13TH STREET, LAUDERHILL, FLORIDA; PROVIDING THE CITY MANAGER OR DESIGNEE WITH THE AUTHORITY TO GRANT AN ADDITIONAL SIX (6) MONTHS EXTENSION OF THE CONSTRUCTION COMMENCEMENT DATE FOR GOOD CAUSE; PROVIDING FOR AN EFFECTIVE DATE.One or more City Commissioners may attend the meetings and hearings. Notice is given to all interested persons that if any person should decide to appeal any decision made at the forthcoming meetings and hearings; such person will need a record for that purpose. He or she may need to ensure that verbatim record of the proceedings is made, which record includes the testimony upon which any appeal may be based. In accordance with the Florida Statutes, this board/committee finds that a proper and legitimate purpose is served when members of the public have been given a reasonable opportunity to be heard on substantive matters before the board/committee, with a few limited exceptions as provided in Florida Statutes, section 286.0114. For this purpose, members of the public will be allotted three (3) minutes each for comment at each meeting. All lobbyists as defined in Lauderhill City Code Section 2-24 must register with the city clerk contemporaneously with lobbying activities. A copy of Code Section 2-24 may be obtained from the office of the City Clerk. Any person who believes they have a disability that requires reasonable accommodation in order to fully participate in the meeting should call the City Clerk, Andrea Anderson at 954 730-3010 at least 72 hours prior to the meeting. The City of Lauderhill Agenda Materials and the proposed Development Agreement are available for public inspection at the Office of the City Clerk. Anyone who wishes to view the agenda materials should call the City Clerk at 954-730-3010 between the hours of 7:30 a.m. and 6:00 p.m., Monday through Thursday. All interested persons may attend the public hearing and be heard regarding any item of the Agenda. At least a quorum of the board/committee will be physically present in person for the meeting.
