Notice is hereby given that Matt Reynolds Clerk of the Circuit Court in and for Putnam County, Florida will on August 14, 2025 at 11:00 a.m. EST at www.putnam.realforeclose.com electronically offer for sale and sell at public outcry to the highest and best bidder for cash the real property situated in Putnam County, Florida more fully described as follows:
BEGIN AT THE SW CORNER OF THOSE LANDS DESCRIBED AND RECORDED IN OFFICIAL RECORDS BOOK 1142, PAGE 1204 OF THE PUBLIC RECORDS OF PUTNAM COUNTY, FLORIDA, SAID POINT LYING ON THE EASTERLY RIGHT OF WAY LINE OF GEORGETOWN LANDING ROAD AS NOW ESTABLISHED; THENCE SOUTH 65 DEGREES 59 MINUTES 45 SECONDS EAST ALONG THE SOUTHERLY LINE OF SAID LANDS DESCRIBED AND RECORDED IN OFFICIAL RECORDS BOOK 1142, PAGE 1204, A DISTANCE OF 245.10 FEET; THENCE SOUTH 21 DEGREES 52 MINUTES 36 SECONDS WEST, 340.70 FEET TO THE WATERS OF THE ST. JOHNS RIVER AND TO A POINT HEREINAFTER REFERRED TO AS "REFERENCE POINT B"; RETURN TO THE POINT OF BEGINNING;
THENCE SOUTH 23 DEGREES 52 MINUTES 51 SECONDS WEST ALONG SAID EASTERLY RIGHT OF WAY LINE OF GEORGETOWN LANDING ROAD, 337.59 FEET TO THE WATERS OF THE ST. JOHNS RIVER; THENCE SOUTHEASTERLY ALONG THE WATERS OF THE ST JOHNS RIVER, 268 FEET MORE OR LESS TO "REFERENCE B" AND TO CLOSE.
TOGETHER WITH THE RIGHTS UNDER THAT CERTAIN SOVEREIGNTY SUBMERGED LANDS LEASE #540003832 RECORDED IN O.R. BOOK 566, PAGE 604, RENEWED BY O.R. BOOK 834, PAGE 832, MODIFIED IN O.R. BOOK 1015, PAGE 551 AND RENEWED IN O.R. BOOK 1341, PAGE 957.
(the Real Property). The sale will be conducted pursuant to the Order Granting Plaintiff, DLP Banks Motion for Renewed Judicial Foreclosure Sale Date entered on June 12, 2025 and the Summary Final Judgment entered on November 4, 2024, in this action. The Real Property will be sold to the highest and best bidder for cash or certified funds. The successful bidder must deposit a minimum of five percent (5%) of the bid amount. The successful high bid shall be exclusive of the clerks registry fee and documentary stamps on the certificate of title.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
