1. Planning Board Case Nos. 2010 (FLU-25030004) and 2010A (RZ-25030009):
A two-part request by Tyler Woolsey of Urban Design Studio along with Spina O'Rourke & Partners, on behalf of the City of West Palm Beach and VDG Land Co. LLC, for the following:
Planning Board Case No. 2010 (FLU-25030004): A small-scale Future Land Use (FLU) Map Amendment to change the FLU designation of the subject property from Community Service (CS) and Commercial (C) to Multifamily (MF) to allow for the proposed 155-unit multifamily residential development.
Planning Board Case No. 2010A (RZ-25030009): A rezoning to change the zoning designation of the subject property from Recreation and Open Space (ROS) and Neighborhood Commercial (NC) to Multifamily High Density Residential (MF32) to allow for the proposed 155-unit multifamily residential development.
Location: The subject property, consisting of approximately 2.46 acres, is generally located at 2410, 2460, and 2508 North Australian Avenue, within Commission District No. 1 ? Commissioner Cathleen Ward.

D. Code Revision Cases
1. Code Revision Case No. 25-06:
A City-initiated request involving a text amendment to the City's Zoning and Land Development Regulations, Chapter 94, Article II, Section 94-36 to establish a special use review authority for the North Flagler Overlay District; Section 94-38 to establish variance procedures for the North Flagler Overlay District; Section 94-57 to introduce and establish the process and procedure for requests involving new construction located within the North Flagler Overlay District; Article VII, Section 94-236 to introduce and establish development regulations for the North Flagler Overlay District; and Article XIX, Section 94-611 to delete the floor area ratio commercial definition, update the floor area ratio definition, and add the active use definition.
The proposed North Flagler Overlay District is approximately 65.9-acres, generally consisting of properties south of the northern City limits, east of North Flagler Drive, west of the intracoastal waterway, and north of 44th Street within Commission District No. 1 ? Commissioner Cathleen Ward.

2. Code Revision Case No. 25-04:
A request by Lentzy Jean-Louis of Urban Design Studio on behalf of Huizenga Holdings Inc. involving a text amendment to the City's Zoning and Land Development Regulations, Chapter 94, Article III, Section 94-72 and 94-74 to allow for revised dimensional lot requirements, setback requirements and exceptions for the Single-Family Low-Density District (SF7) and the Single-Family High-Density District (SF14) specific to lots located east of Broadway Avenue, west of North Flagler Drive, north of 40th Street, and south of 45th Street.
The proposed subject area, generally consisting of properties east of Broadway Avenue, west of North Flagler Drive, north of 40th Street, and south of 45th Street within Commission District No. 1 ? Commissioner Cathleen Ward.
