Notice is given that pursuant to the Final Judgment of Foreclosure dated September 17, 2025, in Case No.: 2024-CA-003238 of the Circuit Court in and for Osceola County, Florida, wherein ANTHEM PARK HOMEOWNERS ASSOCIATION, INC., is the Plaintiff, and RAMON J. MARCANO MERIDA, et al., are the Defendants. Kelvin Soto, Esquire, the Clerk of Court will sell to the highest and best bidder for cash at 11:00 a.m., in Room 204 (2nd Floor) of the Osceola County Courthouse, 3 Courthouse Square, Kissimmee, Florida 34741, in accordance with Section 45.031, Florida Statutes, on NOVEMBER 18, 2025, the following described property set forth in the Final Judgment of Foreclosure:

Lot 43, Anthem Park - Phase 2, according to the map or plat thereof, as recorded in Plat Book 19, Page(s) 53 and 54, of the Public Records of Osceola County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
