Notice is given that pursuant to the Final Judgment of Foreclosure dated September 17, 2025, in Case No.: 2024-CA-003293 MF of the Circuit Court in and for Osceola County, Florida, wherein ORANGE BRANCH BAY HOMEOWNER'S ASSOCIATION, INC., is the Plaintiff and BENJAMIN VAZQUEZ, et al., is the Defendant. Kelvin Soto, Esquire, the Clerk of Court will sell to the highest and best bidder for cash at 11:00 a.m., in Room 204 (2nd Floor) of the Osceola County Courthouse, 3 Courthouse Square, Kissimmee, Florida 34741, in accordance with Section 45.031, Florida Statutes, on NOVEMBER 18, 2025, the following described property set forth in the Final Judgment of Foreclosure:

Lot 133, ORANGEBRANCH BAY, according to the plat thereof as recorded in Plat Book 18, Pages 65 through 71, Public Records of Osceola County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
