YOU ARE HEREBY NOTIFIED that a PUBLIC HEARING will be held before the Highlands County Planning and Zoning Commission/Local Planning Agency on the 14th day of October 2025, beginning at 3:00 p.m., or as soon thereafter as possible, in the County Commissioners Board Room, Highlands County Government Center Building, 600 South Commerce Avenue, Sebring, Florida, on Amendment Number CPA-25-643LS, Ordinance 25-26-___, and Amendment Number P&Z 2176, Resolution 25-26-___. Consideration will be given to changing the Future Land Use Map and the Official Zoning Atlas within the area described in the advertisement and transmittal to the Department of Economic Opportunity. The County of Highlands will consider a change to the designated land use from Agriculture (AG) to Medium Density Residential (RM) and a change to the Official Zoning Atlas designation from AU Agricultural District to R-3 PD Multiple Family Dwelling District with a Planned Development at 3500 E Altvater Road, Avon Park, Florida, identified by parcel identification number C-05-34-29-A00-0010-0000, within the area described as follows: An approximate 608.22-acre parcel located approximately 1.04 miles north of Beck Avenue, 0.26 miles east of State Road 17 S, 0.76 miles south of S Lake Letta Road, and 0.32 miles west of Carter Creek Drive, Avon Park, Florida; and legally described as follows:
The West of the West of the Northwest of the Southwest of the Southwest of the Southwest in Section 4, and all of Section 5, less fractional South of the Southwest thereof, in Township 34 South, Range 29 East, Highlands County, Florida.
Recommendations of the Planning and Zoning Commission and the Local Planning Agency will be submitted to the Board of County Commissioners for final action at public hearing on the 18th day of November 2025, beginning at 9:00 a.m. or as soon thereafter as possible in the County Commissioners Board Room, Highlands County Government Center Building, 600 South Commerce Avenue, Sebring, Florida.
A copy of this notice is available for public inspection during regular business hours in the Office of the Clerk of the Board of County Commissioners at the Highlands County Government Center, 590 South Commerce Avenue, Sebring, Florida 33870. The proposed Ordinance and Resolution may be inspected by the public at the Highlands County Planning and Zoning Division, 501 South Commerce Avenue, Sebring, Florida 33870, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday, except holidays. Any person who might wish to appeal any decision made by this committee/group, in public hearing or meeting is hereby advised that he or she will need a record of the proceedings, and that, for such purpose, he or she may need to ensure that a verbatim record of the proceedings is made, which record will include the testimony and evidence upon which such appeal is to be based.
