NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered July 23, 2025, in Civil Case No. 2024-CA-003137 MF of the Circuit Court of the NINTH JUDICIAL CIRCUIT in and for Osceola County, Kissimmee, Florida, wherein U.S. BANK TRUST COMPANY NATIONAL ASSOCIATION AS SUCCESSOR TRUSTEE TO U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR CITIGROUP MORTGAGE LOAN TRUST INC. MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-AR7, is Plaintiff, and Dominique J Terzulli, et al., are Defendants, the Clerk of Court, KELVIN SOTO, ESQ., will sell to the highest and best bidder for cash Osceola County Courthouse, 3 Courthouse Square, Room 204 (2nd floor) Kissimmee, FL 34741 in accordance with Chapter 45, Florida Statutes on the 28th day of OCTOBER 2025, at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:

Lot 40, ASHLEY OAKS, according to the plat recorded In Plat Book 8, Page 44, of the Public Records of Osceola County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
