NOTICE OF SALE IS HEREBY GIVEN pursuant to the Order Resetting Foreclosure Sale entered on September 11, 2025, and the Final Judgment of Foreclosure entered on December 17, 2024, in Case No. 2024-CA-000991-MF of the Circuit Court of the Ninth Judicial Circuit, in and for Osceola County, Florida, wherein COASTAL COMMUNITY BANK is Plaintiff, and HENRRY MALDONADO A/K/A HENRRY MALDONADO MONTES and MARLYN MARCANO are Defendants, the Office of Kelvin Soto, Osceola County Clerk of the Court, will sell to the highest and best bidder for cash at Osceola County Courthouse, 3 Courthouse Square, Room 204, Kissimmee, FL 34741, beginning at 11:00 A.M. on the 28th day of OCTOBER 2025, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:

LOT 60 OF SUNSET GROVES PHASE 2, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 28, PAGE(S) 14-19, OF THE PUBLIC RECORDS OF OSCEOLA COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.

Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within sixty (60) days after the sale.
