NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated October 6, 2025, and entered in Case No. 2024-CA-003351 MF of the Circuit Court of the 9TH Judicial Circuit in and for Osceola County, Florida, wherein HSBC Bank USA, National Association, as Trustee for Option One Mortgage Loan Trust 2007-HL1, Asset-Backed Certificates, Series 2007-HL1, is Plaintiff and Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of Henry K. Tanton a/k/a Henry Tanton, deceased, MV Realty PBC, LLC, Mark Albert Armstead, Harold George Armstead, Jr., Juliette Helen Koon, Joanne Erard, John Martin Tanton, Timothy Tanton, Herbert Tanton, Jr., Lawrence Tanton a/k/a Larry Tanton and Susan Card a/k/a Susan Tanton, are Defendants, the Office of the Clerk, Osceola County Clerk of the Court will sell at 3 Courthouse Square, Room 204 (2nd floor), Kissimmee, Florida 34741 at 11:00 a.m. on the 9th day of DECEMBER 2025, the following described property as set forth in said Final Judgment, to wit:
LOTS ONE (1) AND TWO (2) OF BLOCK 170 OF THE TOWN OF ST. CLOUD, FLORIDA, ACCORDING TO THE PLAT OF ST. CLOUD, FLORIDA ON RECORD, AND FILED IN THE OFFICE OF THE CLERK OF THE CIRCUIT COURT IN AND FOR OSCEOLA COUNTY, STATE OF FLORIDA.

1002 Carolina Avenue, Saint Cloud, Florida 34769
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiffs mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
