NOTICE OF LAND USE CHANGE
HEARING NUMBER CPA-26-650LS
The Board of County Commissioners of Highlands County, Florida, proposes to adopt the following Ordinance:
ORDINANCE NO. 25-26-10
AN ORDINANCE OF HIGHLANDS COUNTY, FLORIDA, PERTAINING TO THE FUTURE LAND USE ELEMENT OF THE HIGHLANDS COUNTY COMPREHENSIVE PLAN AND THAT PROPERTY IDENTIFIED BY THE HIGHLANDS COUNTY PROPERTY APPRAISER THROUGH PARCEL IDS # C-12-37-29-A00-0013-0000, C-12-37-29-A00-0051-0000, C-12-37-29-A00-0050-0000, C-12-37-29-A00-0012-0000, C-11-37-29-A00-0021-0000, C-12-37-29-A00-0010-0000, C-12-37-29-A00-0030-0000, AND C-12-37-29-A00-0031-0000; PROVIDING FOR AN AMENDMENT TO THE FUTURE LAND USE ELEMENT, POLICY 15.2, OF THE HIGHLANDS COUNTY COMPREHENSIVE PLAN; PROVIDING FOR LEGISLATIVE FINDINGS AND INTENT; PROVIDING FOR THE IMPLEMENTATION OF ADMINISTRATIVE ACTIONS; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR NON-CODIFICATION AND SCRIVENERS ERRORS; PROVIDING FOR CONFLICTS; PROVIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
A PUBLIC HEARING will be held on Ordinance 25-26-10, Case Number CPA-26-650LS, by the Highlands County Board of County Commissioners on the 21st day of April, 2026, beginning at 9:00 a.m., or as soon thereafter as possible, in the County Commissioners Board Room, Highlands County Government Center Building, 600 South Commerce Avenue, Sebring, Florida. Consideration will be given to modifying the conditions of approval for the existing large-scale land use amendment (CPA-12-527LS) by removing the conditions of approval from four (4) properties totaling 14.49 acres, and reducing the maximum number of single-family dwelling units on the remaining four (4) properties totaling 327.76 acres from 1,050 to 983. The properties are within the area described as follows: eight (8) parcels totaling approximately 342 acres located approximately 0.35 miles north of Clinton Avenue, 0.05 miles east of Parker Street NE, 0.17 miles south of Stuart Road, and 0.03 miles west of Lake Mirror Drive; the addresses of the properties to have the conditions removed being 12018, 12031, 12030, & 12373 Lost Lake Dr, Lake Placid; and the addresses of the properties retaining the conditions being 200 Catfish Creek Rd, 300 Lost Lake Barn Rd and 12141 & 12353 Lost Lake Dr, Lake Placid, Florida.
A copy of this notice is available for public inspection during regular business hours in the Office of the Clerk of the Board of County Commissioners at the Highlands County Government Center, 590 South Commerce Avenue, Sebring, Florida 33870. The proposed Ordinance may be inspected by the public at the Highlands County Planning and Zoning Division, 501 South Commerce Avenue, Sebring, Florida 33870, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday, except holidays. All interested persons may appear and be heard at the time and place specified above. Any person who might wish to appeal any decision made by this committee/group, in public hearing or meeting is hereby advised that he or she will need a record of the proceedings, and that, for such purpose, he or she may need to ensure that a verbatim record of the proceedings is made, which record will include the testimony and evidence upon which such appeal is to be based.
