NOTICE OF PUBLIC HEARING

The St. Cloud City Council will hold a public hearing on July 16, 2026, at 6:30 p.m., in the St. Cloud City Council Chambers, 1300 Ninth Street, St. Cloud, Florida, regarding the lease of City-owned real property located 1104 Lakeshore Blvd.

The names and addresses of parties in interest: City of St. Cloud, Florida, 1300 Ninth Street, St. Cloud, FL 34769 as Landlord and Crabbys of St. Cloud, LLC 11201 Corporate Circle North, Suite 100, St. Petersburg, FL 33716 as Lessee.

The terms of the lease are the First Amendment to the existing lease and include:

Term: ten years.

Base rent: $10,000 per month with annual CPI increase and percentage rate as defined in the lease.

Renewal options: two periods each for five-years

The Citys estimate of the leasehold fair market value of the property is consistent with the above terms.
