NOTICE OF PUBLIC HEARING

The St. Cloud City Council will hold a public hearing on August 6, 2026, at 5:30 p.m., in the St. Cloud City Council Chambers, 1300 Ninth Street, St. Cloud, Florida, regarding approval of an agreement to enter into a long-term lease and conveyance of City owned real property generally described as 2.83 +/- acres bounded on the north by 8th Street, on the west by Massachusetts Avenue, on the south by 10th Street, and on the east by St. Cloud City Hall in downtown St. Cloud, Florida.

The names and addresses of parties in interest: City of St. Cloud, Florida, 1300 Ninth Street, St. Cloud, FL 34769 as Landlord/ Transferor and Atlantic Housing Partners, L.L.L.P., a Florida limited liability limited partnership, whose address is 200 East Canton Avenue, Winter Park, Florida 32789 as Lessee/Transferee.

The terms of the Agreement are summarized below:

Atlantic Housing shall construct mixed-use buildings on the City-owned property at its expense, to include:

Up to 17,000 sq. ft. of commercial space;

Up to 150 multi-family residential units;

A parking garage to serve the mixed-use buildings and

250 parking spaces in the garage to be dedicated to the City for the Citys use.

The City of St. Cloud and the St. Cloud Community Redevelopment Agency shall contribute $6,710,000 to the project.

During the construction phase of the project, the property will be leased to Atlantic Housing.

Upon completion of the project and dedication of the parking spaces to the City, the City will convey in fee simple the referenced property.

The Citys estimate of the fair market value of the property and the project as a whole is consistent with the above terms.
